Beach Access:
The Preserve community features deeded beach access right across 30A. Approximately .4 miles from the community is a shaded boardwalk to the beach.
Blue Mountain Beach Access: This public beach access .06 miles from the home with parking, restrooms and seasonal lifeguards.
Pool Access:
The beautiful Preserve community has two pools, one on each end of the community, as well as tennis courts and a fitness center.
Granite countertops, travertine tile, custom woodwork, and beautiful lighting throughout the property make Grayt Expectations feel like a true retreat. The home sits in a gated community with plenty of parking. The house is three stories with five decks with outdoor furniture for lounging in the Gulf Coast breezes. The living space is very comfortable with satellite TV and big comfy furniture. The kitchen has everything you need: fridge, microwave, stove, pantry, dishwasher and full set cooking utensils - including crock pot, electric griddle, blender and coffee maker. A Publix grocery store is a five minute drive away.
There are five bedrooms. The huge master bedroom downstairs has a queen bed and a walk in glass shower with three nozzle heads. The second floor has three bedrooms. The master features a king size bed with a private deck and large walk in closet and large bathroom with Jacuzzi tub and walk in glass shower. The other two bedrooms have a queen size bed and a double queen bunk bed. Each has access to the shared deck. A full bathroom is located in the hallway.
The third story has view of the ocean and great deck. We call this 'The Crow's Nest'. with two twin beds and a mini kitchen. Its a great place for kids to play and sleep.
A hot tub is on the back deck. The backyard fronts a state forest so the privacy is great. There is also a walking/biking trail behind the house if you wish to take a stroll in nature.

Attention: Please note our age requirement policy: One (1) parent or guardian over the age of 25 be present and staying in the property for every three (3) guests between the ages of 15 and 25.
Please note, two (2) night reservations are subject to a lower max occupancy. A two night reservation max sleeping capacity is equal to half of the standard max occupancy restriction for the unit.
No Smoking: Smoking in any form (e.g. cigarettes, cigars, “e-cigarettes” or “vapes”) are not permitted in Grayt Expectations. No exceptions will be made. Guests who violate this policy will be charged an additional $500, plus the expense of steam-cleaning and deodorizing. Violations will result in immediate eviction and forfeiture of rent.

the kitchen utensils and plates and glasses were sparce. We had to mi e a table lamp to the master bedroom there was only one .
The house needs some tlc (broken door handles, knob missing from bathroom cabinet, dings in the walls). We were pleased with the communication we had with Beachwalk! The few times we reached out, we received a quick reply!
Everything was amazing!
The house was Beautiful and comfortable. The wifi is spotty and all remotes do not properly work the TV's. Would recommend deep /thorough cleaning. Debris was left and noticed from previous guests. Overall, great stay and would stay again.

This vacation home needs some TLC! Shower handles in two showers broken and not usable. Charcoal grill grates and wire rack was broken; Upstairs balcony door handle broken and balcony table not usable due to water damage and deterioration Articles found in upstairs bedroom chest of drawers from previous visitors; Kitchen desperately needs some bowls (mixing/serving) and a serving platter or dish We were very impressed with the quick response from texts sent via the website; we were also taken care of quickly when the washing machine broke. Thank you for a great trip!!
Loved the place and management was great will stay again
We love staying on Morgan's Trail! Everything was wonderful. I do have a couple suggestions. The water heaters in the home are not large enough for the home. I loved the tub in the master bedroom but you had to fill it up as much as you could with all hot water. Then wait until the water was hot again to get enough to use the tub. Also we had eight people staying at the home and showering was an issue because of hot water. We did make sure the water heater had not tripped as we were instructed. All the staff was wonderful!! The home was exactly like we thought it would be. Loved the hot tub, bikes and golf cart and the pool was great!!
My whole family had a wonderful stay at Grayt Expectations! Response time whenever we contacted the BeachWalk Vacations team was satisfactory. Everyone we spoke with there was helpful and great to work with, especially Jessica! The bedding and quality of the furniture is above average; there were plenty of towels, linens, and extra bedding for our stay in January. The place was sparkling clean when we arrived and was exactly as advertised. The property is a great location, and the neighborhood is quiet. The bikes and golf cart were fun addition we utilized during our stay. The instructions given for the rental were descriptive and very helpful, too. We had a wide range of ages and the property worked really well for our group. Highly recommend using BeachWalk Vacations. Thanks for a great vacation!!
