Beach Access: Sandy Bottoms in The Ivy at Inlet Beach is a 0.5 mile walk/ bike ride away from the largest public beach access in Walton County, the Inlet Beach Regional Beach Access. There are public restrooms, outdoor showers, plenty of parking and a lifeguard on duty during the season.

Nearby Restaurants: Amici 30A Italian Kitchen, Amigo’s 30A Mexican Kitchen, Cuvee 30A, Aja 30A Elevated Asian, Goatfeathers at 30Avenue (seafood market and restaurant), and Canopy Road Cafe are all located within the 30Avenue complex, a short walk or less than a mile drive. Check the 30Avenue website for events and outdoor entertainment on the Green. The Donut Hole is a block away and Shades Bar and Grill is across Hwy 98 from 30Avenue. There are many other restaurants close by including Pescado, Restaurant Paradis, Cowgirl Kitchen, George’s, Big Bad Breakfast, Havana Beach Bar and Grill, Shaka Sushi and Cocktail Bar, Amavida Coffee and Tea, and many more!

Please note, two (2) night reservations are subject to a lower max occupancy. A two night reservation max sleeping capacity is equal to half of the standard max occupancy restriction for the unit.

No Pets: No pets of any kind are permitted in Sandy Bottoms at the Ivy on Inlet Beach. No exceptions will be made. Guests who violate this policy will be charged an additional $500, plus the expense of steam-cleaning and deodorizing. Violations will result in immediate eviction and forfeiture of rent.

No Smoking: Smoking in any form (e.g. cigarettes, cigars, “e-cigarettes” or “vapes”) are not permitted in Sandy Bottoms. No exceptions will be made. Lovely property. Quick proximity to Rosemary, Seagrove and Alys Beach via bikes. While there are lots of provided beach gear (paddle boards, kayaks, boogie boards, etc.) there is no way to get them to the beach so they mostly stay unused which is a shame. Would be helpful if in the check-in email you provided a list of which toiletries are provided so guests knew what to pack. Gas grill was not cleaned by previous guests and and subsequently a grease fire occurred when we were heating up the grill.

Beautiful home and located near beach access. Beds were comfortable and there was plenty of room for our group. Just missing some things that would have made the stay more convenient: kitchen is missing salt and pepper and the coffee bar was not restocked with sugar which was noted as included. Also missing coffee filters. We did end up having to purchase those items since we cooked a lot at home. Wifi only worked downstairs. Other than that, it was a nice stay!

Everything was very well stocked and clean. The living area furniture was very uncomfortable and did not lend to family time. It is unfortunate the pool was not completed nor was it clearly explained in the detailed descriptions. It was an easy drive to the beach; however, the highway was entirely to busy for teenagers to cross. I really loved the area with the bunk beds - the girl’s had their own “apartment”

We loved the house and the area. There was construction going on, but it did not bother us and they were gone by 6 pm. I would definitely stay here again and longer. The reason for 4 stars is that the upstairs unit in the loft did not work during our stay & it wasn’t fixed. The portable A/C unit that was brought did not work to cool off the area because the coil wasn’t long enough to be in the loft area.

Overall we had a really nice stay! The layout and the house were very nice. It was pretty clean and nice access to the beach. I would say the major cons were the construction. Mostly because there was a huge dumpster right in front of the house. Not their fault, but it was super annoying and almost impossible to back in and out of the driveway with a large truck and SUV. My other advice would be to bring more supplies than you normally would for other rentals. We couldn’t find any cleaning supplies, extra toilet paper or paper towels and had to purchase them. We stay in a lot of Airbnb’s and vacation rentals and I’ve never had to do that before.

Beautiful, new construction vacation home nestled on inlet beach at the beginning of 30A. Very convenient location and welcoming atmosphere. Beds were beyond comfortable, all around just a great vacation home! Overall the home was clean but additional attention could have been made to the touch points (light switches, end tables, counters, remote controls) throughout the house. When I wiped these areas down upon entering the home I noticed finger prints or residue. There appears to be a gnat problem especially in the bathrooms that began to annoy me by the end of our stay but even with that I still loved this home!

The stay was great. My family and I enjoyed the beautiful house. A few things I’d probably want to mention is the fact that there was no mention of construction which wasn’t a big issue, but the confusion on wether there was a pool or not. If I’m not mistaken, it had mentioned having one which is why we decided to go here, but then after we bought it, there was a line that mentioned some amenities may not be available. I’d have to look back and double check. One other thing is the AC unit on the first floor, if left on will shake the beds on the second floor. That absolutely scared me I though there was an earthquake! Overall though, for the price I believe it was a great deal!

Very nice house but a lot of construction as they build out the neighborhood. When advertising about the house there should be more clarity that there is no pool in the neighborhood. While it looks like there are plans to build one, it appears to be a long way off and some people will want to rent the house only if there is a pool in addition to the nearby beach access.
